Water is the most common cause of chimney damage we see in Michigan. It is not dramatic. It does not happen overnight. But across one season, it can quietly do a lot of work. Once water finds a path into the chimney, freeze-thaw cycles do the rest.

How water gets in

A chimney is exposed on all sides, top to bottom. Every joint, crack, and seam is a potential entry point. The most common paths include:

  • Failing mortar joints, especially near the top
  • Cracks in the concrete crown
  • A missing or damaged chimney cap
  • Flashing that has lifted from the roof or pulled away from the chimney
  • Hairline cracks in spalled brick faces
  • Open seams where the chimney meets a chase or siding

Once water is in, gravity carries it down. It may travel through the brick courses, along the inside of the chimney, or behind the flashing line. The longer it has to travel, the more places it can leave behind damage.

Why freeze-thaw makes moisture damage worse

In Metro Detroit, water inside a chimney rarely stays liquid for long during the winter. Each time it freezes, it expands. Each time it thaws, the structure relaxes. Across a Michigan winter, that cycle can repeat dozens of times.

That is how a tight mortar joint becomes a loose joint. That is how a small hairline crack in the crown becomes a wide crack. That is how a sound brick starts to spall. The water itself does not have to be dramatic. It just has to be present often enough.

Signs of water damage

  • White powdery deposits on the brick face (efflorescence)
  • Rust streaks running from the cap, crown, or flashing
  • Spalled or flaking brick
  • Mortar joints that look sandy, recessed, or cracked through
  • Interior ceiling stains near the fireplace
  • A musty smell in or near the firebox
  • Peeling paint on interior walls that share the chimney

The crown, cap, and flashing

Three parts of the chimney do most of the work of keeping water out. The crown is the concrete top that sheds water away from the brick. The cap covers the flue opening to block rain, snow, and animals. The flashing seals the joint where the chimney meets the roof. When any of these fail, the rest of the chimney pays the price.

  • Crown: a cracked crown lets water in at the top. Repair or rebuild is needed depending on the damage.
  • Cap: a missing or damaged cap exposes the flue itself to weather. Replacement is usually straightforward.
  • Flashing: when flashing lifts or pulls away, water enters at the roofline. Resealing or replacing the flashing is the fix.

Why sealing is not a substitute for repair

Waterproofing products can help slow water absorption on sound masonry. They are useful as part of a complete repair. But sealing over failing mortar or spalled brick does not fix the underlying problem. In some cases it makes things worse by trapping moisture inside the brick where it cannot escape.

The right order is to stop the active water entry first, repair the damaged masonry, and then apply a breathable sealer if appropriate. Sealing in isolation is not the same as repair.
